The
end of the year has come and gone, and we here at the Compass Home
Group hope you had a magical and successful 2013!  With the end of the
year, comes the last market update from the December 2013 statistics for
the Harford County Real Estate Market.  Without further ado let's jump right into it.  The average sales price of a Harford
County Home sold in December of 2013 rung in at $252,533 up 6.16% from
January of 2013, a considerable push forward for homes that are
selling.  200 Homes went to settlement in December, up 15.61% from the
same time last year, showing tremendous growth as December always seems
to be a HOT month in the Harford
County Real Estate Market.  Must be all those home buyers trying
to squeak in a tax credit or two!  83 new properties went under contract
in Harford
County during the month of December, sliding down 19.42% from the same
time last year.  Several factors could have effected this including the
holidays, rising interest rates or even the couple snow storms that
plagued us through the month.  Not to worry though, we are seeing a jump
in activity in the first two weeks of January indicating buyers are
out, and are ready to move!!

The number of active listings on the Harford County Real Estate
market jumped 12.78% from the same time last year, coming in at 1,174
properties.  With 200 units selling last month, and 1,174 active
properties, the Harford
County Real Estate market is beginning to balance itself out holding
just under 6 months of housing inventory, what the National Association
Realtor defines as a balanced market.  187 New Listings came on the
market in December up 9.36% from the same time last year, but down
36.39% from November.  Many sellers believe the winter time is a BAD
time to keep your home on the market as buyers go into hibernation mode
with the holidays.  That couldn't be furthest from the truth as the
buyers actively looking are motivated, and ready to purchase! 
January/February are great times to list your home as your are a step
ahead of the sellers waiting for the "spring market."  Wouldn't you

final stat we will look at is the average days on market, coming in
right at 85 days.  This means that if you are looking for a end of
school year move, you should be looking to hire your Realtor now and
